7 Signs Your Flat Roof Needs Repair or Replacement

Flat roofs rarely fail overnight. They give you warning signs first. Catch them early and you may only need a repair — miss them and you are looking at a full replacement.

Flat roofs warn you before they fail

The good news about a membrane roof is that it usually tells you it is in trouble well before it leaks into the building. The trick is knowing what to look for. Here are the signs worth taking seriously.

1. Ponding water

Water that is still sitting on the roof a day or two after rain is a problem. Flat roofs are designed to drain, and standing water puts constant load over the roof’s weakest details. Persistent ponding points to a drainage or falls issue.

2. Lifting or open seams

The seams are where sheets are joined. If you can see them lifting, curling or opening up, water has a direct path under the membrane. On a welded TPO roof this often means a seam was never fully welded.

3. Blisters and bubbles

Raised bubbles in the membrane usually mean moisture or air is trapped underneath. They are a sign the membrane has lost its bond to what is beneath it, and they tend to spread.

4. Cracks, splits or brittleness

A membrane that has gone hard, brittle or cracked has reached the end of its flexible life. Once it can no longer move with the building, splits follow.

5. Failed details around penetrations

Pipes, vents, rooftop units and upstands are where most leaks actually start. Loose, cracked or peeling flashing around any of these is an early warning.

6. Stains on the ceiling inside

By the time you see a brown stain on an interior ceiling, water has already been getting in for a while. Water also travels, so the leak is often not directly above the stain.

7. Blocked or overflowing gutters and outlets

If the water cannot get off the roof, it backs up and finds its way in. Gutters and outlets full of debris are a common, and very fixable, cause of flat roof leaks.

Repair or replace?

Not every sign means a new roof. If the field membrane is still sound and only a detail, seam or gutter has failed, a targeted repair can buy you years. If the membrane itself is brittle, blistered across large areas or well past its life, replacement is the honest answer.

The only way to know for sure is to have it looked at. Book a roof inspection or see our TPO roof repairs page, and we will tell you which one you are actually dealing with.
