Built to programme
Sequenced with your trades
One crew for the whole membrane package.
Flat roofs fail at the details, not in the middle of the sheet. We take all of it: the membrane, every penetration and upstand, and the gutters and outlets that make the roof drain.
Commercial construction
Main contractors on commercial, industrial and multi-unit builds. We take the membrane package and work to your programme.
Developers
Townhouse, apartment and commercial developments where the roofs need pricing early and have to pass inspection.
Building owners
Re-roofs and repairs on commercial buildings and homes, staged so the building stays in use.
The detail is the job.
A TPO roof going down under a temporary scaffold roof. Every pipe, upstand and edge is sealed into the membrane.

From drawings to handover.
Set up so your project manager always knows where the roof is at.
- 01
Send the drawings
Plans, roof areas, specs and programme dates. We read the details and flag anything that changes the membrane scope.
- 02
Written, itemised price
Areas, upstands, penetrations, gutters and outlets priced line by line, with the dates we can commit to.
- 03
Measure and set-out
Once the deck is on, we measure on site and plan the sheet layout so laps run with the fall.
- 04
Install
Our crew lays and welds the membrane and does every detail, sequenced around framing, plumbing and HVAC.
- 05
Check and hand over
Seams are checked, the roof is walked with your site manager and the area is handed over.
Systems we install.

Main systemTPO membrane
Our main system. A single-ply thermoplastic membrane, hot-air welded so the finished roof works as one sheet. Suits large commercial roofs, new builds and internal gutters.

Butynol
Synthetic rubber membrane with a long track record on New Zealand flat roofs, decks and gutters. Often specified on residential and smaller commercial work.

Liquid membrane
Applied as a liquid and cured into one seamless layer. Good for roofs crowded with details, and for overlaying a sound existing membrane.
What's in the price.
Every quote lists these separately, so a QS can compare it line by line against other prices.

- Field membrane
- TPO laid in wide sheets and hot-air welded at every lap. No open flame on site.
- Penetrations
- Pipes, vents, plant bases, ducts and cable trays flashed into the membrane.
- Upstands and parapets
- Membrane dressed up walls, parapets and thresholds and terminated properly.
- Internal gutters and outlets
- Box gutters, scuppers and rainwater outlets lined so the roof actually drains.
- Set-out and quantities
- Measured on site, materials ordered to the build sequence so the crew isn’t waiting.
- Staged areas
- On large or occupied roofs, each section is left watertight before the next is opened up.

Questions from contractors.
Yes. Send the plans, specs and roof areas and we will come back with a written price, itemised by area and detail. If something in the drawings affects the membrane scope, such as falls, outlet positions or upstand heights, we flag it with the price.
Yes. We plan the membrane work to sit at the right point in the build, after the deck is on and around framing, plumbing, electrical and HVAC. On staged jobs we leave each finished area watertight before opening the next.
TPO seams are welded with hot air, not torched, so there is no open flame near timber framing. The sheets are wide, which means fewer laps on big roofs, and the white surface reflects heat.
TPO is our main system, but we also install Butynol and liquid applied membranes. The recommendation depends on the roof, the specification and the budget, not on a single product.
We are based in Auckland and most of our work is in the Auckland region. We travel elsewhere in New Zealand for larger projects. Send the site address and dates and we will confirm.
Yes. Our sister website www.butynolrepair.co.nz is set up for Butynol repairs and is run by the same team.
